At Wanda g Roberts Realty, we understand how overwhelming the home buying process can be.  Whether you are a first-time home buyer, investor, or looking for that perfect second home, our team of REALTORS® will gladly guide you through each phase of the home buying process.   

Our REALTORS ® have access to all MLS boards across the Emerald Coast.  With this system, we can search homes by neighborhoods, schools, distance to a specific landmark and many other options. Once your search criteria have been determined, your REALTOR® can email listings directly to you to see what is available in your price point and other criteria.

Lending Options

Wanga g Roberts Realty is a full-service firm that will be happy to assist you in finding a professional lender that can meet all your needs.  There are many loan types from FHA, VA, USDA, conventional and others to choose from and our team can help ensure that the property you are looking at will qualify for your specific loan type. 

Throughout the process, we will work with you and your lender to make sure all your questions are answered and get you into the home of your dreams.

Inspection Options

Once the contract has been accepted, it is time schedule the inspections. A certified home inspector will come to the property under contract and perform a general inspection. Depending on the type of property, this can include a 4 point inspection (Plumbing System, HVAC System, Electrical System and Roof Condition), Wind Mitigation report (Roof installation Verification Inspection Form), Structural Inspection, Wood Destroying Organism Inspection (WDO), Septic Inspection, if required, and a General Home Inspection. 

If any problems are found, they can be presented to the seller and, depending on the issue found, repair work may need to be performed prior to the property closing.

A final walk-through is done, typically the day before closing, to ensure all items have been addressed.
